i did not work in 2013 but my credit is good & boyfriends is poor. can we still get a mortgage just using me?

It depends on several factors.. why did you not work? College? if so, and your now working in your field of study, then your time at school will be considered along with your new job and you should have no problem.. Pregnant/child birth? New laws state that once you go back to work, then your gap in employment wont be an issue.. Lenders like to see a 2 year work history.. if there was a gap, 3, 4, even 6 months, so long as there is a good believable explanation, then it shouldn't be a problem.. if you have been out of work for over a year, then it's really an underwriters call.. but this i know for sure.. you cannot use your boyfriends income without the lender looking at his credit.. if his scores are too low, then you wont get financing.. the best way to find out for sure would be to contact a LOCAL mortgage broker and apply with them. Once they get the full story, they can give you a better idea of whether or not the lender will bite.. Also, by applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with numerous lenders, seeking out the best loan terms for your particular scenario.
